- Lower Security Deposits: Unlike the norm in other metro cities where security deposits are generally equivalent to two months’ rent, Bengaluru landlords often charge between 5 to 10 months’ rent. Additional clauses like repainting charges when tenants vacate also add to the burden.
- Greater Privacy and Reasonable Restrictions: Tenants are frustrated by stringent demands from landlords, such as requiring resumes, income records, and guest approvals. Many desire more autonomy in their rented spaces, including hosting friends and pets without excessive restrictions.
- Improved Infrastructure: Tenants face issues like irregular water supply due to poorly maintained infrastructure. A reliable water supply is a basic necessity that many landlords fail to provide consistently.
- Solid Home Fittings and Functional Electric Points: High rental costs should be matched with quality interior fittings and fully functional electric points. Tenants in upscale areas expect well-maintained properties without having to handle repairs themselves.
- Standard Annual Rent Increases: Post-pandemic, rents in Bengaluru have surged by over 40% in some areas. Tenants are calling for reasonable annual rent increases to avoid financial strain, especially for young professionals and newcomers to the city.
