A rental listing in Bengaluru has triggered online debate after a prospective tenant was asked to pay an additional ₹25,000 deposit specifically for electronic appliances in a fully furnished flat.
The issue came to light after a user shared the experience on Reddit while searching for a rented home for a friend.
Extra charge for electronic appliances
According to the post, the landlord asked for a standard two-month security deposit, but also demanded ₹25,000 separately to cover appliances such as air conditioners, chimney units, hobs and other electronic items inside the flat.
The user questioned why any damages could not be adjusted through the main deposit itself.
Bengaluru tenants divided
The post quickly drew mixed reactions, with some saying such demands are becoming common in Bengaluru where furnished rentals command premium rates.
Others argued that adding separate charges for electronic appliances places more burden on tenants already struggling with rising rents and advance deposits.
Why owners seek separate deposits
Some landlords online said appliances in furnished homes are expensive to repair or replace if damaged.
They added that recovering money later through legal routes can be difficult, which is why many owners prefer an extra deposit for electronic goods.
Need for clear rental agreements
Experts said such arrangements are legal if both sides agree, but advised tenants to ensure every appliance and its condition is clearly listed in the rental contract before moving in.
