Bengaluru: An 18-storey luxury apartment tower in South Bengaluru‘s Harlur will be demolished after the developer detected structural deficiencies that caused the building to tilt. The affected tower, part of the SNN Raj Etternia residential project, had already received an Occupancy Certificate (OC), and all 49 apartments had reportedly been sold, with buyers preparing to move in.
The developer has announced that it will demolish and reconstruct the entire block at its own expense, while compensating affected homebuyers during the rebuilding period.
Tilt detected in one tower
The structural issue has been identified in Block E-3 of the SNN Raj Etternia project, which comprises around 15 towers and nearly 970 apartments in total.
According to the developer, only the 18-storey E-3 block has been affected. The tower contains 49 flats, with individual apartments reportedly sold for prices ranging from Rs 1 crore to Rs 5 crore.
Although the building had been completed and was nearly ready for possession, the developer decided to demolish the entire structure after internal quality checks revealed deficiencies.
Developer cites faulty soil investigation
According to SNN Raj Group, an internal investigation found that the geotechnical soil testing report prepared by an external agency contained inaccuracies.
The company stated that the plot comprises both hard rock and loose soil. However, incorrect borehole data allegedly resulted in an inadequate foundation design, which ultimately affected the structural stability of the tower.
While some consultants reportedly suggested repair and rectification measures, the developer opted to rebuild the entire structure instead of carrying out partial corrective work.
The company said the decision was taken to ensure long-term structural integrity and customer safety.
GBA confirms demolition
Greater Bengaluru Authority (GBA) Chief Commissioner Maheshwar Rao confirmed that the affected tower would be demolished by the developer.
The building had already received an Occupancy Certificate from the civic authority before the structural issue came to light.
The demolition, expected to begin within the next two weeks, is likely to be one of the largest exercises involving a completed luxury residential apartment tower in Bengaluru.
Buyers to be compensated
SNN Raj Corp has informed the Real Estate Regulatory Authority (RERA) about the structural issue and its decision to voluntarily reconstruct the affected block.
According to the company, all costs related to the demolition and reconstruction will be borne by the developer.
The company has also assured affected homebuyers that they will not have to bear any additional financial burden. It has committed to compensating buyers during the 18 to 20 months expected to complete the reconstruction.
Company Director Anuj Sanjay Jain said the developer chose not to compromise on quality despite the significant financial implications of rebuilding the tower.
Reconstruction to begin after demolition
The developer said demolition work is expected to commence within two weeks, following which the tower will be rebuilt with a revised foundation and structural design.
Officials said the decision to reconstruct the building reflects the company’s commitment to delivering structurally safe homes and maintaining customer confidence.
