Managed workspace provider Enzyme Office Spaces has leased 3.4 lakh sq ft of office space across Bengaluru at a monthly rent of ₹2.5 crore, signalling strong demand for flexible workspaces in the city.
Major leasing across key hubs
The company has secured office spaces in three prime locations—Whitefield (1.8 lakh sq ft), HSR Layout (1.5 lakh sq ft), and Hebbal (16,000 sq ft). The leases, executed between February 14 and March 5, are for a tenure of 10 years.
These spaces will be developed into managed office solutions and subleased to startups and global capability centres (GCCs).
Focus on startups and global firms
While the HSR Layout centre is expected to cater primarily to startups, the Whitefield and Hebbal facilities are being positioned to attract multinational companies setting up GCCs.
The three centres together are expected to accommodate around 5,000 seats, boosting the company’s total capacity to nearly 60,000 seats across India.
Expansion driven by demand
The company aims to generate ₹50 crore in annual revenue by the next financial year, reflecting growing interest in flexible and managed workspaces.
Officials noted that Bengaluru continues to be a key hub for global firms and startups, driving demand for customised office environments.
Development timelines underway
The Hebbal space is expected to be operational by April, while the HSR Layout centre is likely to be ready within three months. The Whitefield property is currently undergoing modifications.
Strong growth outlook
Enzyme Office Spaces currently manages around 2 million sq ft of workspace across India and plans to expand further by leasing an additional 2–2.5 lakh sq ft in the upcoming financial year.
The move highlights Bengaluru’s continued dominance as a leading commercial real estate destination, particularly for flexible office solutions.
