Bengaluru: Bengaluru-based listed real estate developer Prestige Group has signed a definitive agreement with Bangalore Metro Rail Corporation Limited (BMRCL) to adopt and co-brand the Bellandur Metro Station, securing exclusive naming rights under a 30-year deal valued at ₹115 crore.

Under the agreement, the station will be officially known as ‘Prestige Bellandur Metro Station’, marking one of the largest long-term station branding arrangements in the city’s metro network.

30-year naming rights and commercial benefits

According to a company statement, the partnership grants Prestige Group exclusive station naming rights for three decades. In addition, the developer will receive 3,000 sq. ft. of commercial space within the station premises and 1,000 sq. ft. of advertising entitlement.

The agreement also includes provision for a future elevated connectivity bridge linking the station to Prestige Lakeshore Drive, a major office development coming up along the Outer Ring Road (ORR).

Officials said the arrangement is structured as a progressive Public–Private Partnership (PPP) model, combining infrastructure development with private-sector participation to enhance commuter experience and generate non-fare revenue for the metro authority.

Strategic location on ORR corridor

Bellandur Metro Station is located on the 17 km ORR Metro Corridor connecting Silk Board to KR Puram — a stretch widely regarded as the city’s largest office micro-market. The corridor is expected to serve thousands of professionals working in technology parks and commercial hubs along the ORR.

The metro expansion along this corridor is aimed at easing traffic congestion and improving public transport connectivity in one of Bengaluru’s busiest employment zones.

In a statement, the company said the partnership would strengthen mobility in a region that houses some of India’s largest office campuses.

“This is our way of giving back to the city by strengthening mobility where India works and helping our future occupiers of Prestige Lakeshore Drive experience convenience, comfort and seamless connectivity,” said Juggy Marwaha, CEO and Executive Director (Office), Prestige Group.

Commitment to global standards

Prestige Group stated that it will undertake interior upgrades, finishing works and station enhancements to elevate the commuter experience. The company said improvements would be aligned with global metro standards and IGBC green building benchmarks.

The focus, it added, would be on sustainable urban infrastructure, integrated design and enhanced commuter amenities.

“Prestige, on its part, will strive to make this the best metro station in the city,” the company said, emphasising its commitment to sustainability and design excellence.

The collaboration reflects a broader trend of metro authorities leveraging branding rights and commercial spaces to boost revenue streams while engaging private developers in infrastructure upkeep and enhancement.

Growing trend of metro branding

Across major Indian cities, metro rail corporations have increasingly monetised station naming rights and advertising spaces to supplement operational income. Such arrangements allow developers to align their brand identity with high-footfall transit hubs, particularly in commercial districts.

Industry observers note that the Bellandur station deal is strategically significant, given the ORR corridor’s status as a high-density employment belt. With improved connectivity expected to drive commercial demand, integrated transit-oriented development models are becoming more prominent in Bengaluru’s real estate landscape.

Prestige Group said the initiative reinforces its commitment to building integrated urban ecosystems where workspaces, mobility and community infrastructure converge.

As metro connectivity expands across the city, partnerships between public transport authorities and private developers are likely to play a key role in shaping sustainable and commuter-friendly urban growth.
