Hyderabad, Bengaluru, Chennai: Residential property sales in Hyderabad, Bengaluru, and Chennai grew 47 per cent during the July-September quarter, despite a marginal fall in overall demand across India’s eight major cities, according to real estate consultant PropTiger.
The three southern cities recorded a combined total of 38,644 housing units sold during the September quarter, up from 26,284 units in the same period last year.
City-wise growth
PropTiger’s data highlighted that Hyderabad led the growth among the three, with sales rising 53 per cent to 17,658 units from 11,564 units a year ago. Bengaluru saw an 18 per cent increase to 13,124 units from 11,160 units, while Chennai’s housing sales more than doubled, reaching 7,862 units from 3,560 units during the corresponding period in 2024.
Overall market trend
Despite the surge in southern cities, India’s top-eight primary housing markets (first-sale) experienced a slight 1 per cent decline in sales during the third quarter. Total sales across these cities fell to 95,547 units from 96,544 units in the same period last year.
Among the cities showing a decline, the Mumbai Metropolitan Region (MMR) witnessed a 22 per cent drop to 23,334 units from 30,010 units. Pune’s housing sales declined 28 per cent to 12,990 units from 18,004 units, while Delhi-NCR recorded a 21 per cent fall to 7,961 units from 10,098 units. Ahmedabad’s sales decreased by 5 per cent to 8,889 units from 9,352 units. Conversely, Kolkata experienced a notable increase, with residential sales rising 33 per cent to 3,729 units from 2,796 units in the year-ago period.
Factors supporting growth
Onkar Shetye, Executive Director of Aurum PropTech, which owns PropTiger, attributed the growth in southern cities to stable interest rates and policy reforms, including the recent GST reduction on cement. “These favourable conditions have provided a crucial buffer against rising input costs and bolstered developer confidence,” he said.
Shetye added that the upcoming festive quarter would be a critical period to gauge consumer demand. “It will also be a true test of the market’s ability to balance this growth momentum with emerging affordability challenges, particularly in the mid and entry-level segments,” he noted.
