Nearly 13 lakh property owners in Bengaluru can now download their e-khatas online using their SAS property tax ID, removing the need to visit civic offices for documentation.
The facility has been enabled by the Greater Bengaluru Authority through its e-Aasthi platform.
How the new system works
Officials said users can log in to the portal, verify their identity through OTP authentication, enter their SAS property tax ID and generate the e-khata within minutes.
Download links are also being automatically sent through SMS and WhatsApp to registered mobile numbers.
The digital move is expected to significantly reduce delays, paperwork and repeated visits to government offices.
Why khata is important
A valid khata document is essential for multiple property-related services, including payment of property tax, applying for loans and carrying out sale, transfer or mortgage transactions.
For many property owners, obtaining khata documents has traditionally involved complex procedures and waiting periods.
Push against middlemen and corruption
M Maheshwar Rao said the initiative aims to eliminate red tape and provide access to records anytime and anywhere.
He added that the system is also expected to reduce dependence on middlemen and help curb corruption.
Citizens have been advised to use only the official portal for such services.
Provisional status explained
Authorities clarified that the current e-khatas are being issued on an “as-is-where-is” basis and remain provisional.
For full legal validity, owners must complete Aadhaar-based e-KYC, update sale deed details, add GPS-tagged property information and link BESCOM service details.
Big relief for homeowners
The online rollout is being seen as a major convenience for Bengaluru residents and another step towards digital governance in urban property administration.
