Mangaluru: Vertex Workspace, the managed-workspace arm of Mukund Realty, has partnered with digital real-estate investment platform Alt DRX to create new opportunities for individual investors to participate in the growth of the city’s commercial real-estate sector.
Under the partnership, the fully operational Vertex Ashoka Business Centre at Bejai Kapikad has been listed on the Alt DRX platform. The initiative allows eligible investors to participate in the commercial asset through smaller digital units, starting from 1 sq ft, at an indicative price of around Rs 16,000 per sq ft.
The partnership comes at a time when Mangaluru is witnessing growing commercial activity and increasing interest from technology companies, Global Capability Centres (GCCs), professional services and new-age businesses. The companies said the initiative seeks to make participation in commercial real estate more accessible to individual investors while opening new avenues for diversified investment.
Investment through smaller digital units
Through the Alt DRX platform, investors can participate in an operating commercial property without having to purchase an entire office, floor or building.
Investors participating in the asset can earn a proportionate share of rental income, subject to the applicable investment structure and terms. The digital framework also provides mechanisms for the sale or transfer of units, subject to applicable conditions.
The model is based on the concept of real-estate tokenisation, under which large property assets can be divided into smaller units of participation. This can potentially lower the entry barrier for investors interested in commercial real estate, a segment that has traditionally required substantial capital.
The Vertex Ashoka Business Centre is already operational, enabling prospective investors to visit the property, assess its facilities and understand the nature of businesses functioning from the workspace before making an investment decision.
Technology lowers entry barriers
Speaking about real-estate tokenisation, Alt DRX Co-founder Anand Narayanan said the model makes large real-estate assets divisible into smaller units of participation.
He said technology could reduce the entry barrier and allow individual investors to gain exposure to commercial real estate without having to purchase an entire property.
According to Narayanan, digital platforms could also improve transparency by digitalising ownership records and transactions. Smaller digitally transferable units could potentially offer investors greater flexibility when compared with conventional forms of direct property ownership.
However, he pointed out that liquidity in real estate should not be compared directly with listed equities. While digital structures may provide mechanisms for the transfer or sale of units, transactions remain subject to applicable conditions and the availability of interested buyers.
The partnership aims to use technology to create a more accessible structure for participation in a commercial property while retaining the connection to a physical, income-generating asset.
Mangaluru enters a new growth phase
Mukund Realty Managing Partner Gurudatta Shenoy said Mangaluru was entering a new phase of growth, driven by increasing activity from technology companies, GCCs, professional services and new-age businesses.
He said the expansion of the city’s business ecosystem was creating a growing need for professionally managed and high-quality commercial infrastructure.
According to Shenoy, Vertex Ashoka represents a new generation of commercial workspaces designed to meet the requirements of modern businesses. Since the property is already operational, prospective investors can visit the facility and gain a first-hand understanding of its infrastructure and the businesses operating from the centre.
The partnership between Vertex Workspace and Alt DRX is also expected to draw attention to Mangaluru as an emerging destination for alternative real-estate investment opportunities.
Rather than restricting participation in commercial property to large investors or institutions, the digital structure seeks to enable smaller investors to gain exposure to an operating asset through proportionate units.

The collaboration was set to be highlighted at the Mangalore Capital Forum 2026, held on August 28 at The Avatar Hotel & Convention in the city.
The forum brought together leaders from the business, finance, real-estate, technology and investment sectors to discuss wealth creation, alternative assets and the changing investment landscape.
The programme featured a keynote address by Richard Rekhy, Vice Chairman of Grant Thornton Bharat LLP and former CEO of KPMG India.
A leadership panel on the future of wealth creation in India was also part of the programme. The event further featured a fireside conversation between Anand Narayanan and Gurudatta Shenoy, focusing on real-estate tokenisation and fractional ownership.
The discussion highlighted the increasing role of technology in reshaping how investors access alternative assets and how ownership structures in sectors such as commercial real estate could evolve.
