Bengaluru is fast emerging as one of India’s preferred destinations for senior living, with industry experts pointing to changing family structures, increasing life expectancy and evolving lifestyle preferences as key factors driving demand for age-friendly residential communities.
Once known as the “Pensioner’s Paradise” before becoming India’s technology hub, the city is now witnessing a resurgence as a retirement destination, thanks to its pleasant climate, quality healthcare infrastructure and growing number of professionally managed senior living projects.
Senior living enters the mainstream
According to Viswa Prathap Desu, Chief Operating Officer (Residential) at Brigade Group, senior citizen living is no longer a niche concept but is rapidly becoming a mainstream residential segment.
He said demand is rising not only for independent senior living communities but also for assisted care facilities and luxury retirement homes. This shift is being driven by financially independent seniors seeking a lifestyle that combines comfort, wellness, security and healthcare.
Desu noted that with many younger family members living in other cities or overseas, professionally managed communities are increasingly becoming the preferred choice for older adults who value both independence and support.
Lifestyle takes centre stage
Industry experts believe senior living has evolved from a care-focused model to one centred on lifestyle and well-being.
Modern senior living communities now offer wellness programmes, recreational amenities, social engagement opportunities and healthcare services, enabling retirees to lead active and fulfilling lives.
D. Kishore Reddy, Chairman and Managing Director of Mana Projects, said India’s senior living sector remains significantly underpenetrated, with market penetration at just 1.3 per cent, indicating enormous growth potential.
He added that Bengaluru’s favourable weather, advanced healthcare ecosystem and expanding senior-friendly housing make it an ideal retirement destination.
Experts also highlighted features such as barrier-free architecture, wheelchair ramps, grab bars, slip-resistant flooring, wide corridors and emergency response systems as essential components of modern senior housing.
Looking ahead, developers believe future projects will increasingly integrate senior living within larger townships, allowing older adults to remain connected with multi-generational communities while enjoying specialised facilities designed for healthy and independent ageing.
