Karnataka has emerged as one of India’s strongest Tier-2 retail markets, driven by rising consumer spending, expanding retail infrastructure and the growing presence of organised shopping centres, according to a recent retail sector analysis by global property consultancy Knight Frank.

The report highlights how Tier-2 cities across the country are becoming major consumption centres, reshaping India’s retail landscape beyond metropolitan markets.

Karnataka leads in retail space density

Among the states analysed, Karnataka stood out for having the highest occupied shopping centre density in the Tier-2 category.

With an urban Monthly Per Capita Consumption Expenditure (MPCE) of ₹8,169, cities such as Mangaluru, Mysuru and Hubballi are emerging as important retail destinations.

The report noted that Karnataka recorded an occupied shopping centre density of 1,521 square feet per 1,000 residents, making it one of the most developed retail ecosystems among Tier-2 markets.

Tier-2 cities driving consumer demand

The study found that consumer spending patterns are increasingly shifting towards smaller urban centres, supported by rising incomes, improved infrastructure and expanding brand presence.

While Chandigarh ranked as India’s most mature Tier-2 retail market with the highest urban MPCE of ₹13,425, Karnataka was recognised for its strong balance of consumer demand and retail infrastructure.

The report suggests that organised retail chains and international brands are increasingly targeting cities beyond major metros as purchasing power grows across India’s emerging urban centres.

Mangaluru, Mysuru and Hubballi gain prominence

The inclusion of Mangaluru, Mysuru and Hubballi among the key growth centres reflects Karnataka’s evolving economic profile.

Industry experts believe these cities offer significant opportunities for retailers due to their expanding middle-class population, improving connectivity and growing appetite for branded products and organised shopping experiences.

The findings also underline the growing role of Tier-2 cities in shaping India’s future retail growth story.

The report indicates that organised retail is expected to expand further in non-metro markets as developers, national brands and international retailers seek new avenues for growth.
