The Belagavi Cantonment Board (BCB) has submitted a revised draft of its building bylaws to the Principal Director of Defence Estates, Southern Command, Pune for final approval. The new proposal comes after the previous version was rejected and has now been restructured in line with recommendations from The Energy and Resources Institute (TERI).

The updated framework divides the civil area into two zones:

  • Zone 1: Covers high-density residential and market areas (inner civil area)

  • Zone 2: Encompasses low-density bungalow zones (outer civil area)

  • Key Provisions in Zone 1:

    • Plots up to 100 sqm: Ground + 2 floors, 90% ground coverage

  • 100–300 sqm: Stilt + Ground + 2 floors, 75% ground coverage

  • Above 300 sqm: Basement + Stilt + Ground + 2 floors, 60% ground coverage

  • Plots <50 sqm: 100% coverage, no setbacks needed

  • Maximum height: 18 metres

  • Key Provisions in Zone 2:

    • FSI capped at 0.5

  • Up to 100 sqm: Ground + 2 floors

  • 100–300 sqm: Stilt + Ground + 2 floors

  • Above 300 sqm: Basement + Stilt + Ground + 2 floors

  • Ground coverage: Max 50%, height capped at 18 metres

  • Minimum plot size: 50 sqm

  • The BCB approved the revised draft in a meeting chaired by Brigadier Joydeep Mukherjee, with CEO Rajeev Kumar confirming that the bylaws will be implemented only after official clearance from Pune.
