The Greater Bengaluru Authority has initiated action to take over 51 properties in Mahadevapura and KR Puram after owners failed to clear long-pending property tax dues despite repeated notices and auction attempts.

The move will be executed through the Bengaluru East City Corporation under provisions of the Greater Bengaluru Governance Act, 2025.

Tax arrears and failed recovery efforts

According to officials, Mahadevapura accounts for 28 properties with dues exceeding ₹52 lakh, while KR Puram has 23 properties under default. Authorities had issued multiple show-cause notices, demand notices, and even conducted public auctions to recover the dues.

While some property owners cleared their liabilities during the process, 51 properties remained unresolved, prompting stricter enforcement.

Final opportunity for property owners

The civic body has provided a final one-month window for owners to clear pending dues. If payments are made within this period, the properties will be restored to the original owners.

Failure to comply will result in the corporation taking ownership of the properties based on guideline values. After deducting the outstanding tax amount, the remaining balance will be deposited into the owners’ bank accounts.

Property tax crucial for urban services

Officials emphasised that property tax is a key revenue source for maintaining civic infrastructure, public services, and urban development projects across Bengaluru.

Under the Property Tax Assessment, Collection, and Management Rules–2024, all property owners within city limits are required to pay annual taxes, failing which enforcement action can be initiated.

Wider crackdown on defaulters

Authorities revealed that nearly 7,000 properties across the city have accumulated tax arrears amounting to around ₹437 crore. As part of recovery efforts, several properties have already been auctioned, generating bids worth over ₹7 crore.

The Greater Bengaluru Authority has also identified additional properties for auction in other zones, signalling a broader crackdown on tax defaulters.

Call for compliance

Civic officials have urged property owners to clear their dues promptly to avoid losing ownership. The ongoing enforcement drive highlights the administration’s focus on strengthening revenue collection and ensuring accountability.
