Apple India has inked a 10-year lease for a sprawling 2.7 lakh sq ft office space in Embassy Zenith, Sankey Road, Vasanth Nagar — a deal valued at ₹1,010 crore, according to Business Standard. This will be Apple’s second and potentially largest office in Bengaluru, with the capacity to house over 1,200 employees, making it one of the city’s biggest single-tenant office leases.

Lease documents from Propstack reveal Apple will occupy the 5th to 13th floors, covering a carpet area of 1.96 lakh sq ft (chargeable area 2.68 lakh sq ft). The monthly rent is ₹6.315 crore (₹235 per sq ft), with a 4.5% annual escalation. Apple has also deposited ₹31.57 crore as security, while the total outlay includes CAM charges and parking fees. The building is owned by Mac Charles (India) Ltd, part of the Embassy Group.

Apple is also exploring an additional 1.2 lakh sq ft lease (ground to 4th floors), which would raise its total Bengaluru footprint to nearly 4 lakh sq ft. The expansion aligns with Apple’s India growth strategy, which includes scaling up local production and opening more retail stores in Bengaluru and Pune.
