Flat owners in Bengaluru have raised concerns that the e-khatas issued by the Bruhat Bengaluru Mahanagara Palike (BBMP) fail to fully capture ownership details of the land on which their apartment complexes stand. The Karnataka Home Buyers Forum claims that despite undivided share (UDS) ownership being mentioned in registered sale deeds and the Kaveri Online database, the BBMP’s system omits key details in the e-khatas issued for flats.
Typically, sale deeds include three schedules:
- Schedule A – Details of the entire land parcel of the project
- Schedule B – The UDS purchased by the flat owner
- Schedule C – Specifics of the flat being bought
Commander (retd) LS Surendra from the forum pointed out that while the e-khata mentions the UDS, it does not indicate the total project land (Schedule A), making it unclear which property the UDS is linked to and who holds the land title.
Homebuyers argue this omission creates a systemic gap that can lead to disputes over property records. “If apartments are built on land, why are the land details missing from the e-khatas? This requires an urgent vigilance investigation,” the forum stated in a letter to the BBMP chief commissioner and revenue commissioner.
Forum convener Dhananjaya Padmanabhachar questioned why BBMP is not retrieving land details from Kaveri Online. “If land information is missing, how can the e-khata be considered authentic?” he asked, urging immediate corrective action.
