
Brigade Group & Gruhas Launch ₹300 Cr Proptech & Sustainability Fund
Real estate giant Brigade Group has teamed up with venture capital firm Gruhas, co-founded by Nikhil Kamath and Abhijeet Pai, to introduce a ₹300-crore fund centered on property technology (proptech) and sustainability. Named Earth Fund, it operates under Brigade’s Zoiros Projects Private Limited and was officially announced on Tuesday.
Nirupa Shankar, Joint Managing Director of Brigade Enterprises, highlighted that currently, only 1% of revenue from developers in India is allocated to technology. In a discussion with DH’s Anushree Pratap, she addressed rising land costs near Kempegowda Airport, Bengaluru’s land acquisition challenges, and Brigade’s future plans.
Market Trends & Affordability Concerns
While real estate stocks have felt the effects of global uncertainties, demand remains strong. Although price hikes may not match the post-pandemic surge, they are expected to continue at a steady pace. Affordable housing, Shankar notes, is highly sought after but difficult to execute without government intervention in land pricing.
Proptech & Expansion Plans
Shankar remains optimistic about proptech, particularly AI-driven solutions like robotic arms and waterproofing nanotech. Brigade is also expanding into Kochi and Trivandrum for office and residential projects, while Bengaluru, Chennai, and Hyderabad remain key markets.
Rising Land Prices & Hospitality Ventures
North Bengaluru is witnessing skyrocketing land values and increasing office and residential demand. Brigade is also eyeing opportunities in religious tourism, exploring projects in Ayodhya and Tirupati.
