In a shocking case of real estate scam, a south Bengaluru auditor and five other victims have accused three brothers running a real estate firm of selling the same six flats to different buyers using forged documents. The complaint, filed by S Vidyasagar, an auditor residing in RRBC Pratham apartment complex in Banashankari II Stage, led to an FIR being lodged against Ranjit Sha, Mitesh Sha, and their brother Harish Sha, who are affiliated with Rajarajeshware Builddcon Pvt Ltd, based in Basavanagudi.

Vidyasagar, who had bought one of the 20 flats in March 2023 for ₹1.2 crore and took possession in October, was stunned to learn that a sale agreement for the same flat had been executed in 2021, while the building was still under construction. Further investigations revealed that the developers had sold six flats, including Vidyasagar’s, to a single family, and had executed sale deeds for five other flats to different individuals.

After receiving no response from the developers to his legal notice, Vidyasagar and the other five duped buyers decided to take legal action. They filed a criminal complaint with the Banashankari police, who have begun gathering relevant documents from all parties involved. The police are now in the process of issuing notices to both the victims and suspects to take their statements before filing the chargesheet.
